The University of Virginia’s Board of Visitors has set housing and dining rates for the 2027-28 academic year, giving students and families more time to compare university housing with new private developments planned near campus.

The average rate for a university double room will be $9,189 for the academic year. Leases cover the period from August through early May. A new upper-class residence hall in the university’s Ivy Corridor is expected to cost about $11,000 for a single bedroom.

The board approved the rates earlier in the academic year than usual. The university traditionally sets housing and dining prices in December, but moved the decision forward so students could evaluate their options and plan their budgets before the 2027-28 school year.

More housing is planned near campus

Several private residential projects near the University of Virginia are expected to add about 2,400 beds in fiscal year 2027. As many as another 1,300 beds could become available as early as 2028. Advertised annual prices at several of the private developments range from about $13,000 to $32,000, including estimated utilities.

“The addition of so many new housing options represents an opportunity not only for our students, but for the broader Charlottesville-Albemarle community. We are hopeful that this substantial expansion in UVA and privately owned rental inventory will eventually help meet demand and create more affordable housing opportunities for area residents.”
Scott Beardsley, president of the University of Virginia

The university’s Office of Housing and Residence Life manages more than 8,000 on-Grounds beds across traditional residence halls, apartments, suites and program-specific housing. Current occupancy is 96%, and about 40% of undergraduate students live on Grounds.

The new Ivy Corridor residence hall is under construction at the corner of Ivy and Copeley. It is expected to join the university’s housing options for returning students in fall 2027, alongside the additional private rental inventory planned near Grounds.
